Motion, <br /> � Ayes (4) - Nays (0) . <br /> � <br /> • Henry Muhich, Building & Zoning Administrator, VARIANCE <br /> read into the record the following information 4799 Tonka View Lane <br /> � regarding a variance for Virgil Doerfler, 4799 #249 <br /> "onka View Lane: _ Virgil Doerfler <br /> � <br /> �orman Jerdee is the property owner of record on <br /> � ,ots 8, 9, & 10. Mr. Doerfler is evidently <br /> • considering purchase of the property. <br /> � Mr. Doerfler is requesting a lot area variance <br /> for combination of Lots 8, 9, & 10 as one build- <br /> � ing site. The lot meets the width requirement <br /> if the house faces Tonka View �ane. This <br /> � district is zoned one acre (43, 560 sq. ft. ) with <br /> • 140 ' lot width requirement. <br /> • This lot exceeds the 140' lot width, but consists <br /> of only about 20,000 sq. ft. It is, therefore, <br /> about 23,500 sq. ft, short of the required area. <br /> � It has, however, been assessed as a building site <br /> on our sewer assessments. Each lot has been <br /> � assessed the proper lateral charge plus 1/3 unit <br /> • charge. The total of 3 X 1/3 units equals 1 unit <br /> charge of $1, 270. 20. Once again, the tube in <br /> � the ground determines our zoning. <br /> � We have another problem in this area, however. <br /> Mrs. Lucille Olson lives at 4784 North Shore <br /> � Drive. Her property consists of Lots 7, 8 and <br /> • part of Lot 9 of Block 3. If we ever approve <br /> Lot 6 & 7 of Block 2 as a building site, we will <br /> eliminate the only safe access to her property <br /> � on North Shore Drive. It seems she has been <br /> � using an illegal access through Lot 6 of Block 2 <br /> to Tonka View Lane for access onto North Shore <br /> � Drive. Her only other access onto North Shore <br /> Drive would be very hazardous because of the <br /> � blind curve on County Road #19. <br /> � I do not think we should ever approve Lots 6 & 7, <br /> � Block 2, as a building site, however. P�ir. Evan <br /> Jones owns Lots 6 & 7. I believe that originally <br /> S these two lots were assessed for past units of the <br /> �ewer assessment. He more recently had these unit <br /> harges dropped so now the records indicate no <br /> unit charges on Mr. Evan' s property. The records <br /> � do not indicate when this came about.
