• ORONO COUNCIL MEETING HELD OCTOBER 25, 1976 Page 4
I-Zr, Douglas Carney, representing Mr. Tom Ryan, SUBDIVISION
1060 Tonkawa Road, presented a survey of the 1060 Tonkawa Road
yproposed subdivision stating that this proposal #170
meets Orono's setback requirements. Mr. George Tom Ryan
Johnson on behalf of Mr. Ryan stated that this
is the last of the original Partenwood Estates
and his proposal is consistent with the balance
of the area. TZr. Henry Muhich, Building & Zoning
Administrator, reviewed the previous Planning
Comnlission P4inutes, which state that IIr. Ryan
resubMitted the original subdivision proposal
after having the Commission members visit the
site again. Some members felt that the lot
lines could be arranged to r.ieet the lot caidth
requirement at the building line, while others
felt that this would amount to gerrymandering
without affecting the actual buildability or
density of the site. The Planning Commission
recommended approval of the preliminary plat
with a lot width variance subject to payment of
a park dedication fee, to County approval of
any new access road to the south parcel, and
to retention of the ponding area on the south
lot. iTotion approved - 4 Ayes, 2 Nays, and
1 abstention. PZinority reported their concern
was the approval of any subdivision containing
any variance.
"iro Iiuhich also stated that this preliminary
plat will meet all setback requirements.
Butler moved, Paurus seconded, that the
subdivision request for Tom Ryan, 1060 Tonkawa
Road, be approved per the Planning Commission
r-linutes of October 18, 1976.
