Ryan and his attorney were presento They (Continued) <br /> stated they were requesting approval to subdivide <br /> this parcel into two lakeshore lots, Some <br /> members of the Commission felt that although two <br /> lakeshore lots would be more desirable, neither <br /> � lot would meet the minimum lot width requirement. <br /> However, if this were to be divided the other <br /> � way, creating only one lakeshore lot, both lots <br /> � would meet all code requirements. PZr. Ryan felt <br /> that two lakeshore lots were not unreasonabie <br /> � as it is consistent with the other neighbors and <br /> the sewer is in front of the lots. <br /> � <br /> Tf1ra Ryan informed the Planning Commission that he <br /> '� thought he was not appealing the 73-1 sewer <br /> e assessmento After much discussion, the Planning <br /> Commission tabled the matter and suggested Mr, <br /> � Ryan submit a revised proposal which would meet <br /> both lot area and width requirements. <br /> � <br /> Later review reveals Mr, Ryan purchased the <br /> �property from Robert Parten whose name is <br /> included on the list of appellants on the 73-1 <br /> sewer assessment. <br /> T�enr Muhich <br /> Y , Building & Zoning Aclniinistrator, SUBDIVISION <br /> stated that Mr. Hugh Harrison, 1305 Sixth Avenue 1305 Sixth Avenue North <br /> �North, has submitted the enclosed subdivision #172 <br /> proposal, The entire original parcel is 42e7 <br /> �acres in area, The proposal consists of splitting <br /> off 8 acres which would remain as the site for <br /> �the existing dwelling. The remaining 34 . 7 acres <br /> �would be left as the site for a new home. The <br /> access to the new house would branch off the <br /> �existing pr�ivate drivewayo <br /> •I'his division is not too complex so detailed <br /> �surveys were not required, PJLr. Harrison assures <br /> ne all setback requirements ��ill be met. We <br /> �tvould have to have a survey of that area before <br /> we could issue a building permit, however, <br /> �s we would have to confirm these setbackso <br /> �'� Fark Dedication fee of $500 ($250 per lot) <br /> caould be forthcoming. <br /> �lanning Commission recommended appruval of <br /> the preliminary subdivision proposal based on the <br /> �act that no variances are required, subject to a <br /> �k Dedication fee and subject to the fact that <br /> e new structure requires no variance.
