This decision was <br /> reached for the following reasonso <br /> • <br /> a) One acre sites are not adequate to support an <br /> r on-site sewage disposal system because of soil <br /> � conditions and direction of the Pollution Control <br /> Agency and other agencies, Similar s=-��-�'��^:�s <br /> r nave resulted in the pollution of ground water <br /> supplies creating dangers for the health, safety, <br /> � and welfare of the publico <br /> � a) No municipal sewer availableo <br /> ` c) The transportation servicing area is inadequate <br /> for dense developmento This area has only Orono <br /> • Orchard Road with winding curves and two blind <br /> underpasses, one of which is restricted to single <br /> � lane traffic, Tncreased density would incr_ease <br /> traffic and result in a definite traf�ic ha�ardo <br /> d) The area has always been utilized on a tu�o <br /> � acre basis - open space and rural in natur_e. <br /> �) Numerous existing marshes and wetlands and <br /> � �he topography of the land sup�ort soil condition <br /> � inadequa.r,ies. of one acre sites, <br /> � f) The City has made no plans of extending <br /> m,unicipal sewer or adding roads to the ar_ea, <br /> � c;` Orono Orchard Road has been designated as <br /> • �. parkway, <br /> h) Other propert� owners in the area have relied <br /> � upon the zoning classification in two acre sub- <br /> division proposals and all necessary procedures <br /> � for construction on two acre unsewered siteso <br /> � 2, I recommend denial of the proposal to rezone <br /> a this property to one acre residential for the <br /> following reasonse <br /> � a) Development would be in violation of our <br /> � �^]etlands Ordinance No, 1250 <br /> • b?
