It <br /> was noted that the present zoning code in <br /> � many ways did not conform to the guidelines of <br /> . the recently enacted comprehensive plan and <br /> that the proposed amendments would reflect <br /> , those guidelines and directions mandated <br /> by the comprehensive plan. <br /> � Van Pdest discussed the area noted as area A in AREA A RURAL RESIDENTIAL <br /> + the northwest corner of the City of Orono. R-1C to RR-lA <br /> The present zoning of area A is R-1C , 1 acre , <br /> � and the proposed zoning for the area is <br /> • RR-lA, 5 acres . The uses that will be permitted <br /> in the proposed zoning will be the same as in <br /> . the present zoning with a few exceptions . <br /> Van Nest noted that the comprehensive municipal <br /> � plan man�3ates that all areas be at least <br /> two acres in size if site sanitary sewage <br /> � disposal systems are allowed. He noted <br /> that the Metropolitan Council plan shows no <br /> � sewer whatsoever in the near future for the <br /> area A. The members present could not <br /> � foresee any sewer being extended to area A <br /> • for the next 10 to 20 years . It was noted <br /> the proposed five-acre classification would <br /> � allow the continuation of those limited <br /> agricultural uses which the people in the <br /> � area presently enjoy. Orono does not plan <br /> to sewer this area. There is some doubt <br /> � whether or not even the two-acre designa- <br /> • tion would be sufficient for area A and the <br /> Met Council and other regulatory agencies <br /> � have stated that two acres is probably not <br /> satisfactory for on site disposal systems . <br /> � <br /> � <br /> � <br /> � <br /> � <br /> � <br /> � <br />
