The area is unsewered and <br /> therefore any lot sizes smaller than 2 acres <br /> would result in the pollution of the ground <br /> water and the pollution of Lake Minnetonka. <br /> The E-2 area is 2, 000 to 3, 000 fee� from the <br /> Lakeshore. Moreover, those portions of the E-2 <br /> area, which are presently zoned B-1 Commercial, <br /> which are not residentially developed are owned <br /> by Orono and are used for municipal buildings . <br /> The United States Post Office owns one small lot <br /> in the area presently being used for a Post Office. <br /> Since the area is basically residential and <br /> surrounded by residential property which have <br /> or will have the same 2 acre designation, it <br /> � was natural that this area should be rezoned <br /> to compatible use. <br /> It was noted that the original zoning code had FORMER USES <br /> shown this area as B-1 Commercial because at one <br /> time the railroad had a station here and a lumber <br /> company had been located here in order to utilize <br /> the tracking facilities. However, the railroad <br /> had removed the station and the lumber yard had <br /> removed its structures years ago. Thereafter the <br /> area developed as a residential community and was <br /> in fact today a residential community. <br /> It was noted that this amendment would again con- INADEQUATE ROADS <br /> form to the Comprehensive Municipal Plan. The <br /> council felt that if this area which is presently <br /> being used for residential uses were ever to be <br /> developed for commercial uses, then the road <br /> system in the area would be inadequate to service <br /> it and the resultant commercial uses in this area <br /> would result in the diminution in value to the <br /> residential prope�ty nearby. Moreover, any B-1 <br /> uses in that area would require sanitary sewer, <br /> and there is none available. It was noted that <br /> the present road that services the area passes <br /> through residential areas and that to allow <br /> commercial development in this area would increase <br /> traffic loads on this road which increaae would <br /> result in danger to the children and people in <br /> the area. <br />
