Searles noted that the report <br /> by Dr. Wood, Director of the Fresh Water Biolog- <br /> � ical Institute, Navarre Minnesota, on September 3 , <br /> • 1974 and various Metropolitan Council data <br /> support the findings of the Countil that these <br /> � areas must be rezoned. It was noted that keeping <br /> some of the areas of the village as 2 acres would <br /> � allow for the continuation of the life styles <br /> already enjoyed in that area. Searles intro- <br /> � duced a map from Minnesota Highway Department <br /> which indicated that Highway 12 would be ex- <br /> � tended beyond Wayzata through Orono and would <br /> ! bisect that area which is presently zoned as <br /> 1 acre and is proposed to be rezoned to 2 acres. <br /> � He noted that the project engineer for this <br /> project had given this map to the police depart- <br /> � ment of zhe village of Orono. A copy of this <br /> map is hereby incorporated. Searles noted that <br /> � the roads in area presently are sufficient to <br /> support 2 acre developments. The village and <br /> � county roads in the area would not be sufficient <br /> • to support 1 acre subdivisions in that area. <br /> �Members present thought it would be a disservice <br /> to the property owners in this area to allow <br /> for 1 acre subdivisions in the path of a major <br /> � freeway. The village just cannot allow for dense <br /> development in that area until the village has been <br /> t1 able to develop a complete network of arterial <br /> roads to service that area. It was noted that <br /> � the City of Long Lake which is located to the <br /> • northeast of area "B" has applied sewer hookings <br /> �Eor one small lake of sewer section of the area "B" <br /> � in the past. However , the City of Long Lake has <br /> refused to extend its sewers lines to service <br /> � any of the area in area "B" because they pre- <br /> sently have a lack of capacity for any sewer <br /> � increase. Moreover it was noted that to allow <br /> development in the area of 1 acre lots would cause <br /> � major traffic problems for the area and for the <br /> . Long Lake road system in downtown Long Lake <br /> which is presently inadaquate for the traffic <br /> � in that area. The Orono traffic counts which <br /> have been taken over the last several years <br /> � show the inadequacy of the roads presently in <br /> the area, which inadequacy would only be in- <br /> � tensified by development of the area as 1 acre <br /> lots. <br /> � <br /> � <br /> i <br /> • <br /> A <br />
