PC Exhibit B <br />SARYAN CUISINE DEVELOPMENT, LLC <br />CONDITIONAL USE PERMIT APPLICATION <br />PROJECT NARRATIVE <br />Saryan Cuisine Development, LLC wishes to purchase the land and building at 2380 Shadywood Road, <br />Orono, Minnesota for the development of a Patrick's Bakery Cafe with integrated production kitchen <br />creating and serving all of its wide array of products. <br />Saryan Cuisine Development, LLC is led by Patrick Bernet who is the founder of the Patrick's group of <br />businesses presently operating at the following three Patrick's Bakery Cafe locations: <br />Patrick's Bakery Cafe <br />Southdale Square <br />2928 West 661h Street <br />Richfield, Minnesota <br />Patrick's Bakery Cafe <br />At Bachmans <br />6010 Lyndale Avenue <br />Minneapolis, Minnesota <br />Patrick's Bakery Cafe Restaurant <br />Arbor Lakes <br />12489 Elm Creek Boulevard <br />Maple Grove, Minnesota <br />For further information please visit patricksbakerycafe.com <br />The 2380 Shadywood Road location would be developed much like the Patrick's Bakery Cafe at <br />Southdale Square and would plan to `Bring the Finest" <br />Bakery Products, Pastries, Chocolates <br />Breakfasts, Lunches and Dinners <br />to the customers that are dining in, grabbing a meal to go, or ordering from -Patrick's extensive catering <br />menu. Patrick's Bakery Cafe has a proven track record of success operating their Southdale Square <br />location for nearly 15 years. <br />The dining in experience will include service of wine and beer with lunches and dinners. <br />Sarayan Cuisine Development, LLC will build out the interior of the building according to the 2380 <br />Shadywood Road Concept Plan attached hereto as Exhibit 1. <br />That concept plan shows that approximately 1/3 of the building would be allocated to retail sales <br />display counters with space for customers to purchase items to be taken out. In addition seating areas <br />are planned to provide dining space for between 40 and 60 people. That space would be configured in <br />a manner similar to the Conceptual Retail Space Layout attached hereto as Exhibit 2. This layout is not <br />site specific for this location but is similar to the final layout of the Southdale Square location. <br />
