<br /> individually a "alteration"), including, but not limited to, any struckure, building, '
<br /> addition, deck,patio, fence,wall, enclosure, window, exterior door, antenna or other type
<br /> of sending or receiving apparatus, sign, flag, display, decoration, color change,
<br /> shrubbery,material topographical or landscaping change, or any other exterior alterations
<br /> to or of a Unit oX a Limited Common Element, shail be made, or caused or allowed to be
<br /> made,by any O�ner or O�cupant,or their invitees, in any part of the Common B(em�nts,
<br /> or in any part of the Unit which af�'ects the Common Elemenis or another Unit, or which
<br /> is visib(e from the exterior of the Unit, unless and vntil the plans and specifications
<br /> showing the nature, kind, shape, height, color, materials, and locations of the alterations
<br /> shall have been approved in writing by the Board or a committee appoin#ed by it. In
<br /> addition, Declarant's written consent shall also be required for alterations until Declarant
<br /> no langer owns a Unit far initial sale.
<br /> 8.1.2 The Board may appoint, supervise, and disestablish an architecturaJ
<br /> committee, and specifically delegate to it part or all of the functions which the Soard .
<br /> exercises under this Section 8,in which case the references tfl the Board shall refer to the
<br /> architectural commiitee where sppropriate. The architectural committee shall be subject
<br /> to the supervision of the Board. �
<br /> . 8.1.3 The Board shall establish the criteria for approval of alterations, which
<br /> shall (i) adequately protect the Property, the Association, and the Owners and Occupants,
<br /> : from liability and liens arising out of the proposed alterations or any construction activity
<br /> in connection therewith, and (ii) comply with all governmental laws, codes, and
<br /> regulations. The criteria for approval of alterations shal! include and require, at a
<br /> minimum:
<br /> 8.1.3_1 substantial uniformity of color, location, type, and design in
<br /> relation to existing structures and topography, �
<br /> 8.I.3Z comparable or better quality of materials as used in existing
<br /> improvements on the Property, . • .
<br /> �_t.3.3 ease of maintenance and repair, ;
<br /> ;
<br /> 8.1.3.4 adequate protection of the Property, the Association, the Owners,
<br /> and the Occupants from liability and liens arising.out of the proposed alterations,
<br /> 8.1.3.5 substantial preservation of other Owners' sight lines, if material,
<br /> and
<br /> 8.1.3.6 cori�pliance with govemmental laws, codes, and regulations.
<br /> 8.].4 The Board, or the appointed architectural committee if so authorized by
<br /> the Board, in its sole discretion, may impose standards for design, appearance, or
<br /> construction which are greater or more stringent than standards prescribed by the
<br /> Governing Documents, or by building, zoning, or other governmenta] laws, codes, or
<br /> . regulations; provided, that such standards shall be consistent with the architectural
<br /> characier and use of the Property as planned and developed by Declarant. The Board, or
