<br /> is visible from the exterior of the Unit, unless and until the plans and specification
<br /> shoW✓ing the nahare, kind, shape, height, calor, materia}s, and locations of the alteration
<br /> shall have been appro"ved in writing by the Board or a committee appoinied by it. 1
<br /> addi'tion, Declarant's written consent shall also be required for alterations until Declaran�
<br /> no lpnger owns a Unit for initial sate.
<br /> i 8.1.2 The Board may appoint, supervise, and disestablish an architectu 1
<br /> committee, and specifically delegate to it part or all of the functions which the Boar
<br /> exercises under this Section 8, in wbich case the references to the Board shall refer to th
<br /> arc}}itectural committee where appropriate. The architectural committee shall be subje t
<br /> to the supervision of the Board. �
<br /> 8.1.3 The Board shall establish the criteria for approval of alterations, whic
<br /> sha�! (i) adequately protect the Property, the Association, and the Owners and Occupant ,
<br /> fro,m liability and liens arising out of the proposed alterations or any construction activi
<br /> in connection therewith, and (ii) cornply with ail governmental taws, codes, an
<br /> regulations. The criteria for approval of alterations shall include and require, at a
<br /> minimum:
<br /> � 8.t 3.1 substantial uniformiry of color, location, type, and design �n
<br /> relation to existing structures and topography,
<br /> 8.1.3.2 comparable or better quality of materials as used in existir�g
<br /> ! improvements on the Property, • �
<br /> � S_1.3.3 ease of maintenance and repair, ;
<br /> ,
<br /> 8.1.3.4 adequate protection of the Property, the Association, the Owne s,
<br /> i and the Occupants from liability and liens arising.out of the proposed alterations
<br /> ' 8.L.3.5 substantial preservation of ather Owners' sight lines, if materi$1,
<br /> and I
<br /> i 8.1.3.6 compliance with governmental laws,codes,and regulations.
<br /> 8.1.4 The Board, or the appointed architectural committee if so authonzed y
<br /> th� Board, in i4s soEe discretion, may impose standards for design, appearance, or
<br /> canstruction which are greater or more stringent than standards prescribed by e
<br /> Gpverning Documents, or by building, zoning, or other governmental laws, codes, or
<br /> . regulations; provided, that such standards shall be consistent with the architectu al
<br /> cHaracter and use of the Property as planned and deveIoped by Declarant. The Board, or
