<br /> 7.5 Leasin . Leasing of Units shall be allowed (subject to reasonable regulat on by �
<br /> the A�Ssociation) but only in accordance with the following conditions: (i) no Unit ay be
<br /> subleased, (ii) a Unit must be leased in its entirety (not by room), (iii) the lease shall be in
<br /> writing,(iv) unless otherwise required in connection with the financing,guarantee,or insu 'ng of
<br /> a Unit mortgage, and except for leasing of Units own�d by Declarant, no lease shall b for a
<br /> period less than tweive m�nths, except fo;extenuaring situa#;ons, (v) the lease shall provi e that
<br /> it is subject to the Governing Documents, the Rules and Regulations, and the Act, and t at any
<br /> failurt of the lessee to comply with the terms of such documents shall be a clefault un er the
<br /> lease, and (vi) prior to occupancy of the Unit by the lessee(s), the Assaciation shall re eive a
<br /> copy bf the fully-signed lease along with a written list of the name and telephone number f each
<br /> Person who will occupy the Unit under the lease,and the absentee address of the leasing wner.
<br /> The �ssaciation may impose such reasonable Rules and ReguIations as may be neces ary to
<br /> impleRnent procedures for the leasing of Units, consistent with this Section and applicab e ]aw,
<br /> including but not limited to{i}a requirernent for a form addendum to be attached to each I ase to
<br /> assure that tt�e rights and authority of the Association and Owners and Occupants are reco ized, �
<br /> and (ii) a requirement for the screening of lessees through a reputable, professional sc ening
<br /> organ,ization; provided,that such screening shall not violate federal, state, or loca] discrim nation
<br /> laws.�
<br /> � 7.b_ Delegation of Use. An Owner's right of use and enjoyment of the Unit s all be
<br /> auto�atically delegated to other persons ]iving in the Unit pursuant to a legal right of poss ssion;
<br /> provit�ed, that such persons shall be subject to the Governing Documents and the Ru s and
<br /> Regulations. Unless otherwise authorized in writing by the Board, if persons other t an the �
<br /> Owner or the Owner's family (e.g., lessees) have been given the legal right to poss ss the
<br /> Own�r's Unit, then those persons shall have the right to use any recreational facilities, p king,
<br /> storage, and other amenities available by reason of.occupancy of the Unit in lieu of the wner
<br /> and t�e Owner's family.
<br /> � 7.7 Parkin . There are ninety-five Cornmon Element vehicle garag staEls �
<br /> (collectively the "Stalls," and individually a "Stall") in the lower 1eve1 of the•Buildin . The '
<br /> Stall� and other parking spaces on the Property shall be used only for parking of vehicles owned
<br /> or leased by Owners and Occupants, and such other incidental uses as may be autho 'zed in
<br /> writi�g by the Association. A Stall shall not be converted to other uses or used for sto ge or
<br /> other purposes which would prevent the parking of a mid-size automobile in the Stall, e cept as
<br /> auth�rized in writing by the Association. The use of the Stalls, other parking spac s, and �
<br /> driveways on the Property, and the types of vehicles and personal property permitted ereon,
<br /> shall be subject to regulation by the Association, including, but not limited tq the righ of the
<br /> Assaciation to tow illegally parked vehicles or to remove unauthorized personal property.
<br /> 7.8 Stalls. The Stalls shall be assigned to various Units; and the operati n and
<br /> trans�fer of the Stalls st►al! be administered, in accordance with this Section 7.8. The fo lowing
<br /> cond'itions and restrictions shall govern the assignment, use,and transfer of the Stalls.
<br /> � 7.8.E The initial assigmnent of a Stall to a Unit sha�l be made by the Ass iatian
<br /> as directed by Declarant at the time of the first conveyance of the Unit by D larant.
<br /> � Upon the closing of the initial sale of a Unit, the Associatian shall, as dire ted by
<br /> Declarant,assign to the Unit the exclusive right and license to use at least one Stai . Each
