<br /> 3.1.3 Except as otherwise expressly provided in the Governing Document , (i)

<br /> - (ii) all maintenance,repair,replacement,improvement,management, and operation the

<br /> � , 3.1.4 Common Expenses for the maintenance, repair, replace I ent,
<br /> znanagement, and operation of the Common Elements shall be assessed and coll�cted
<br /> from the Owners in accordance with Section 6.
<br /> � 32 Limited Common Elements. The Limited Common Elements are those pa s of '
<br /> the Connmon Elements reserved for the exclusive use of the Owners and Occvpants of the �lnits �
<br /> to whiCh they are allocated, as described in this Declaration and the Act. The rights to th�e use
<br /> and en}oyment of the Limited Common Elements are automatically conveyed wit}� the .
<br /> conveyiance.of such Units. The Limited Common Elements are described and allocated �o the

<br /> � 3.2.1 Those items or areas designated as Limited Common Elements on th� Plat
<br /> or by the Act are allocated as indicated therein. I
<br /> 3.22 Improvements, if any, such as decks, patios, porches, balconies, sh tters,
<br /> awnings, perimeter windows and doors, window screens, window boxes, sleev s and
<br /> ; fittings surrounding window air conditioning units, chimneys, driveways, alks,
<br /> doorsteps and stoops, constructed as part of the original construction to serve a single
<br /> Unit or Units, and replacements and modifications thereof authorized pursuant to ction
<br /> 7.]0, iocated whoily or partially outside the Unit boundaries,are allocated exclusi ely to
<br /> the Unit or Units which they serve_
<br /> 3.2.3 Chutes, flues, chimneys, ducts, pipes, wires, conduits or other utility
<br /> installations, bearing walls, bearing columns, or any other components or fixture lying '
<br /> partially within and partially outside the boundaries of a Unit, and serving only th Unit,
<br /> . are allocated to the Unit which they serve. Any portion of such installations se ing or
<br /> affecting the function of more than one Unit or any portion of the Common Eleme ts is a
<br /> part of the Common Elements,but is not a Limited Common Eiement. ,
<br /> 3.2.4 Heating, ventilating, or air conditioning equipment serving one o� more
<br /> than one Unit, and located wholly or partially outside the�oundaries of one or molre than
<br /> one Unit, are Limited Common Elements allocated to each Unit served b� such
