<br /> � 3.l.3 Except as otherwise expressly provided in the Governing Documen s, (i)
<br /> no improvement, modification, construction, or change of the Common Elements shali
<br /> . take place by an Owner or Occupant without prior written authorization by the Boar and
<br /> ;ii)all maint�nance,repair,replacement, improvement, management, and operation f the
<br /> Common Elements shall be the responsibility of the Association;and
<br /> ' 3.t.4 Common Expenses for the maintenance, repair, replace ent,
<br /> management, and operation of the Common Elements shall be assessed and coll cted
<br /> from the Owners in accordance with Section 6.
<br /> 3.2 Limited Common Elements. The Limited Common Elements are those pa s of !
<br /> the Common Elements reserved for the exclusive use of the Owners and Occapants of the nits
<br /> to whiah they are allocated, as described in this Declaration and ihe Act. The rights to th use
<br /> and e�joyment of the Limited Common Elements are automaticaUy conveyed wi the ,
<br /> conveyance of such Units. The Limited Comrr►on Elements are described and allocated t the
<br /> Units as follows:
<br /> � 3.2_1 Those items or areas designated as Limited Common Elements on th Plat
<br /> or by the Act are allacated as indicated therein.
<br /> 3.2_2 lmprovements, if any, such as decks, patios, porches, balconies, shu ers,
<br /> awnings, perimeter windows and doors, window screens, window boxes, sleeve and
<br /> fittings surrounding window air conditioning units, chimneys, driveways, alks,
<br /> doorsteps and stoops, constructed as part of the original conshvctian to serve a s ngle
<br /> Unit or Units, and replacernents and modifications thereof authorized pursuant to Se tion
<br /> � 7.10, iocated wholly or partially outside the Unit boundaries, are allocated exclusiv 1y to
<br /> ',the Unit or Units which they serve.
<br /> 3.2.3 Chutes, flues, chimneys, ducts, pipes, wires,,conduits or other u iliry
<br /> installations, bearing walls, bearing columns, or any other components or fixtures ying '
<br /> partially within and partially outside the boundaries of a Unit, and serving oniy that nit,
<br /> . are allocated to the Unit which they serve. Any portion of such inStallations serv' g or
<br /> ,affecting the function of more than one Unit or any portion of the Common Element is a
<br /> part of the Common Elements,but is not a Limited Common Element. .
<br /> 3.2.4 Heating, ventilating, or air conditioning equipment serving one or ore
<br /> than one Unit, and tocated wholly or partially outside the boundaries of one or more than
<br /> one Unit, are Limited Common Elements allocated to each Unit served by uch
<br /> equipment.
