<br /> shrubbery, materiai topographical or landscaping change,or any other exterior altera ions
<br /> to or of a Unit or a Limited Cammon Element, shail he made, or caused or allowed� o be
<br /> rnatie, by any Owner or rJccupant,'o;their invitees, in any part of the Cammon E1em nts,
<br /> �r in any part of the Unit which affects the Common Elements or another Unit, or hich
<br /> is visibie from the exterior of the tJnit, unless and until the plans and specifica ions
<br /> showing the nateare, kind, shape, height, color, materials, and locations of the altera ions
<br /> shall have been approved in writing by the Board or a committee appoin#ed by it In
<br /> addition, Declarant's written consent shall also be required for alterations until Decl rant
<br /> no longer owns a Unit for initial sale.
<br /> 8.1.2 The Board may appoint, supervise, and disestablish an architec ral
<br /> �ommittee, and speci�cally delegate to it part or atl of the functions which the B ard
<br /> exercises under this Section 8, in which case the references to the Board shall refer t the
<br /> architectural committee where appropriate. The architectural committee shall be su ject
<br /> t�O the supervision of the Board. �

<br /> 8.1.3 The Board shall establish the criteria for approval of alterations, ich
<br /> shall (i) adequately protect the Property, the Association,and the Owners and Occup nts,
<br />: from liability and liens arising out of the propose.d alterations or any construction act vity
<br /> i� connection therewith, and (ii) cornply with a31 governmental laws, codes, 'and
<br /> regulations. The criteria for approval of alterations shalt include and require, ' t a
<br /> minimum:
<br /> ' 8.13.1 substantial uniformiry of color, location, type, and desig in
<br /> relation to existing structures and topo.graphy,.
<br /> , 8.1.3.2 comparable or better quality of materials as used in exi ting
<br /> ' improvements on the Property, • ' �
<br /> 8_I.3.3 ease of maintenance and repair, �
<br /> 8.13.4 adequate protection of the Property, the Association, the Ow�ers,
<br /> and the Occupants from liability and liens arising.out of the proposed alteratio s,
<br /> , 8.L3.5 substantial preservation of ather Owners' sight lines, if mat rial,
<br /> and
<br /> 8.1.3.6 compliance with govemmental laws,codes,anti regulations.
<br /> 8.1.4 The Board, or the appointed architectural committee if so authorize by
<br /> �e Board, in its sole discretion, may impose standards for design, appearance' or
<br /> construction which are greater or more stringent than standards prescribed by the
<br /> overning Documents, or by building, zoning, or other governmental laws, code , or
<br /> . egulations; provided, that such standards shall be consistent with the architec ral
<br /> haracter and use of the Property as planned and developed by Declarant. The Boar , or
