The criteria for approval of alterations shalt include and require, ' t a <br /> minimum: <br /> ' 8.13.1 substantial uniformiry of color, location, type, and desig in <br /> relation to existing structures and topo.graphy,. <br /> , 8.1.3.2 comparable or better quality of materials as used in exi ting <br /> ' improvements on the Property, • ' � <br /> 8_I.3.3 ease of maintenance and repair, � <br /> 8.13.4 adequate protection of the Property, the Association, the Ow�ers, <br /> and the Occupants from liability and liens arising.out of the proposed alteratio s, <br /> , 8.L3.5 substantial preservation of ather Owners' sight lines, if mat rial, <br /> and <br /> 8.1.3.6 compliance with govemmental laws,codes,anti regulations. <br /> 8.1.4 The Board, or the appointed architectural committee if so authorize by <br /> �e Board, in its sole discretion, may impose standards for design, appearance' or <br /> construction which are greater or more stringent than standards prescribed by the <br /> overning Documents, or by building, zoning, or other governmental laws, code , or <br /> . egulations; provided, that such standards shall be consistent with the architec ral <br /> haracter and use of the Property as planned and developed by Declarant.
