<br /> f sending or receiving apparatus, sign, flag, display, decoration, color ch ge,
<br /> hnibbery, material topographical or landscaping change,or any other exterior altera ions
<br /> 0 or o#'a Unit or a Limited Common Element,.shall be made, or caused or allowed o be
<br /> ,ar3e, �y a;�y Owner or Occupant,or their invitees, in any part of the Cammon Elem nts,
<br /> r in any part of the Unit which af�'ects the Common Elements or another Unit, or hich
<br /> s visible from the exterior of the Unik, unless and until the plans and specifica ions
<br /> howing the nature, kind, shape, height, calor, materiats, and.locations of the altera ions
<br /> �hall have been approved in writing by the Board or a committee appoinied by it In
<br /> �ddition, Declarant's written consent shail also be required for alterations until Decl rant
<br /> no longer owns a Unit for initia] sate.
<br /> 8.1.2 The Board may appoint, supervise, and disestablish an architec ra1
<br /> ommittee, and specifically delegate to it part or all of the functions which the oard
<br /> xercises under this Section 8, in which case the references to the Board shal]refer t the
<br /> rchitectural commiitee where appropriate. The architecturat committee shall be su ject
<br /> o the supervision of the Board. �
<br /> 8.1.3 The Board shall establish the criteria for approval of alterations, hich
<br /> hall (i) adequately protect the Property, the Association, and the Owners and Occup nts,
<br /> : rom liability and liens arising out of the proposed alterations or any construction act vity
<br /> n connection therewith, and (ii) cornply with all governmental laws, codes, and� �
<br /> egulations. The criteria for approval of alterations shalt include and require, iat a
<br /> inimum:
<br /> 8.L3.1 substantial unifocmity of color, location, type, and desig in
<br /> rela[ion to existing structures and topography,
<br /> 8.I.3.2 comparab)e or better quality of materials as used in exi ting
<br /> improvements on the Property, • ' �
<br /> 8_1.3.3 ease of maintenance and repair, �
<br /> 8.1.3.4 adequate protection of the Property, the Association, the Ow ers,
<br /> and the Occupants from liability and liens arising-out of the proposed alteratio s,
<br /> 8.1.3.5 substantial preservation of other Owners' sight lines, if mat riai,
<br /> and
<br /> 8.1.3.6 compiiance with govemmental laws, codes,and regulations.
<br /> 8,1.4 The Soard, or the appointed architectural committee if so authorize by
<br /> he Board, in its sole discretion, may irnpose standards for design, appearanc , or
<br /> onstruction which are greater or more stringent than standards prescribed by the
<br /> overning Documents, or by building, zoning, or other governmental laws, code , or
<br /> . egulations; provided, that such standards shall be consistent with the architec ural
<br /> haracter and use of the Property as planned and developed by Deciarant. T'he Boar , or
