The obli�ations and procedures for the repair, reconstructi n, or � <br /> disposi ion cf the Property fallowing damage or destruction thereof shall�e governed by th Act. <br /> Any re air or reconstruction shall be commenced as soon as practicable af�er the casualt and <br /> shall b substantially in accordance with the plans, specifications, and design of the Prope as <br /> initial( constrncted and subsequentiy improved. Notice of substantial damage or des tion <br /> shall b given as provided in Section 15.10. ' <br /> I 1.2 Condemnafion and Eminent Domain. In the event of a taking of any part f the <br /> Prope by condemnation or eminent domain, the pravisions of the Act shall govern; pro ided, <br /> {i) that notice shall be given as provided in Section IS.1Q, (ii) that the flssaciation shall the <br /> attome -in-fact to represent the Owners in any related proceedings, negotiations, settlemen s, or <br /> agreem nts, and {iii) that any awards or proceeds shall be payable to the Association f the i <br /> benefit f the Owners and the mortgagees of their Units.
