In <br /> addition, Declarant's written consent shall also be required for alteratians until Declarant <br /> no tonger owns a Unit for initial sate. <br /> ' 8.1.2 The Board may appoint, supervise, and disestablish an architectural <br /> co ittee, and specifically delegate to it part or all of the functions which the Board <br /> exer ises under this Section 8, in which case the references to the Board shall refer to the <br /> archi ectural comrnittee where appropriate. The architectural committee shall be subject <br /> to th supervision of the Board. � <br /> 8.1.3 The Board shall establish the criteria for approval of alterations, which <br /> shall (i) adequately protect the Property, the Association,and the Owners and Occupants, <br />; fram liability and liens arising out of the proposed alteratians or any construction activity <br /> in c nnection therewith, and (ii) cornply with all governmental taws, codes, andl <br /> regul tions. The criteria for approval of alterations shatt include and require, at a� <br /> mini um: <br /> 8.1.3.1 substantial uniformiry of color, location, type, and design in <br /> relation to existing structures and topography,. <br /> 8.t.3.2 comparab3e or better quality of materials as used in existing <br /> improvements on the Property, • � � <br /> S_I:3".3 ease of maintenance and repair, � <br /> ', 8.1.3.4 adequate protection.of the Property, the Association, the Owners, <br /> and the Occupants from liability and liens arising-out of the proposed alterations, <br /> 8.L3.5 substantial preservation of other Owners' sight lines, if material, <br /> and <br /> 8.1.3.6 compliance with governmental laws,cades, and regulations. <br /> 8.1.4 The Board, or the appointed architectural committee if so authorized by! <br /> the oard, in its sole discretion, may impose standards for design, appearance, or i <br /> ' cons ruction which are greater or more stringent than standards prescribed by the' <br /> Gov rning Documents, or by building, zoning, or other governmental laws, codes, or <br /> . regu ations; provided, that such standards shall be consistent with the architectural <br /> char cter and use of the Property as planned and developed by Declarant.
