<br /> 3.2 Limited Common Elements. The Limited Common Elements are those parts o !
<br /> the Comm n Elements reserved for the exclusive use of the Owners and Occvpants of the Unit
<br /> to which t y are allocated, as described in this Declaration and the Act. The rights to the us
<br /> and enjo ent of the Limited Common Elements are automaticaily conveyed with th .
<br /> conveyanc of such Units. The Limited Common Elements are described and allocated to th
<br /> Units as fol�ows:
<br /> � 3.2.1 Those items or areas designated as Limited Common Elements on the Plal
<br /> or b�the Act are allocated as indicated therein.
<br /> i3.2_2 Improvements, if any, such as decks, patios, porches, balcflnies, shutters
<br /> aw �ngs, perimeter windows and doors, window screens, window boxes, sleeves an
<br /> fitti gs surrounding window air conditioning units, chimneys, driveways, walks
<br /> doo steps and stoops, constructed as part of the original construction to serve a singl
<br /> Uni or Units, and replacements and modifications thereof authorized pursuant to Section
<br /> 7.1�', tocated whotly or partially outside the Unit boundaries, are allocated exclusively to
<br /> the �Jnit or Units which they serve_
<br /> 3.2.3 Chutes, flues, chimneys, ducts, pipes, wires, conduits or other utiliry�
<br /> inst�llations, bearing wal]s, bearing columns, or any other components or fixtures lying '
<br /> parti�lly within and partially outside the boundaries of a Unit, and serving oniy that Unit,
<br /> . are llacated to [he Unit which they serve. Any portion of such installations serving or
<br /> affe ting the function of more than one Unit or any portion of the Common Elements is a
<br /> part f the Common Elements,but is not a Limited Common Eiement. ,
<br /> I 3.2.4 Heating, ventilating, or air conditioning equipment serving one or more I
<br /> than one Unit, and located wholly or partially outside the boundaries of one or more than
<br /> one Unit, are Limited Common Elements allocated to each Unit served by such
<br /> equi ment.
