<br /> any other r�strictions which may be imposed by the Act or the Governing Documents, the '
<br /> occupancy, se, operation, alienation, and conveyance of the Property shall be subject to the
<br /> following re�trictions and conditions
<br /> 7.1 I General. The Property shail be owned, conveyed, encumbered, leased, used, and
<br /> occupied sul�ject to the Goveming Documents and the Act, as amended fram t�me to tim�. AlI
<br /> covenants, r stnctions;and obligations set forth in the Goveming Documents are in furtherance
<br /> of a plan fo� the Property, and shatt run with the Property and be a burden and benefit to all
<br /> Owners and Occupants and to any other Person acqmr�ng or owning an interest m the Property,
<br /> their heirs,p�ersonal representatives,successors, and assigns.
<br /> 7.2 I Subdivision or Conversion Prohibited. Except for Units subdivided or converte
<br /> by Declara pursuani to Section 1b.2, a Unit may not be subdivided or converted by the Owne
<br /> of the Unit into two or more Units, Limited Common Elements, Common Elements, or an
<br /> combinatior� thereof Except as permitted by the Act, no gart of the Common Elements may b
<br /> subdivided,lpartitioned, or converted without the prior written approval of al1 Owners and al
<br /> secured pa ies holding first mortgages on the Units.

<br /> guests excl�sively as private, single family residential dwellings, and not for transient, hotef
<br /> commercial� business, or other non-residential purposes, except as provided in Section 7.4. An
<br /> lease of a I�Jnit (except for occupancy by guests with the consent of the Owner, and except fo
<br /> leasing af � nits owed by Declarant) for a period of less than twelve months or any occupanc
<br /> which incl des services customarily furnished to hotet guests, shall be presumed to be fo
<br /> transient p rposes. . � I
<br /> 7.4 I Business Use Restricted. No business, trade, occupation, or profession of an
<br /> kind, whet er carried on for profit or otherwise, shall be conducted, maintained, or permitted.i

<br /> 7.4.1 An Owner or Occupant residing in a Unit may maintain a hom
<br /> occ pation in such Unit;provided,that such use (i) is incidental to khe residential use;(i) i

<br /> of the Unit; (iii) is in compliance with all governmental laws, ordinances, an I
<br /> reg�lations; (iv) does not involve observable business activiry such as signs, advertisi
<br /> dis Iays, unusual numbers of deliveries, or unusual levels of pedestrian or vehicui r
<br /> i tra ic to and from the Unit; {v) does not involve employees, independent contractors, r
<br /> co sultants (other than the Owner or Occupant of the Unit); and (vi) does not otherwi e
<br /> inv lve activity which disturbs the quiet enjoyment of the Property by other Owners r .

<br /> 7.42 Declarant may maintain affices,models,sales facilities,and other busine�s
<br /> fac lities on the Property in connection with the exercise of its special Declarant rights.
<br /> 7.4.3 The Association rnay maintain offices on the Property for manageme t
