<br /> 3.t.3 Except as otherwise expressly provided in the Governing Documen , (i)

<br /> . ake place by an Owner or Occupant without prior written authorization by the Boar and
<br /> ii)a!l maintenance,repair, replacement, imgrovement,management, and operatjon f the
<br /> ommon Elements shalt he the responsibility of the Association; and
<br /> 3.t.4 Common Expenses for the maintenance, repair, replace ent,
<br /> anagement, and operation of the Common Elements shall be assessed and co14 cted
<br /> rom ihe Owners in accordance with Section b_

<br /> .2 Limited Common Elements. The Limited Common Elements are those pa s of ;
<br /> the Co mon Elements reserved for the exclusive use of the Owners and Occvpants of the nits
<br /> to whic they are a]located, as described in this Declaration and the Act. The rights to th use
<br /> and en oyment of the Limited Common Elements are automatically c�nveyed with the ,
<br /> convey nce of such Units. The Limited Common Elements are described and allocated t the
<br /> Units a follows:

<br /> 3.2.1 Those items or areas designated as Limited Common Elements on the Plai
<br /> r by the Act are allocated as indicated therein.
<br /> 3_2.2 lmprovements, if any, such as decks, patios, porches, balconies, shu ers,
<br /> wnings, perimeter windows and daors, window screens, window boxes, sleeves and
<br /> fittings surrounding window air conditioning units, chimneys, driveways, w lks,
<br /> oorsteps ar�d stoops, constructed as part of the original construction to serve a s ngle
<br /> Unit or Units, and replacements and modifications thereof authorized pursuant to Se tion
<br /> � 7.10, located whotly or partially outside the Unit boundaries, are allocated exclusive y to
<br /> the Unit or Unsts which they serve.
<br /> 3.23 Chutes, flues, chimneys, ducts, pipes, wires, conduits or other u iliry
<br /> installations, bearing walls, bearing columns, or any other components or fixtures f �ng '
<br /> artially within and partially outside the boundaries of a Unit, and serving only that nit,
<br /> . re allacated to the Unit which they serve. Any portion of such installations servi g or
<br /> ffecting the function of more than one Unit or any portion of the Common Element is a
<br /> art of the Common Elements,but is not a Limited Common Eiement. ,
<br /> 3.2.4 Heating, ventilating, or air conditioning equipment serving one or ore
<br /> han one Unit, and located wholly or partially outside the 5oundaries of one or more han
<br /> ne Unit, are Limited Common Elements allocated to each Unit served by uch
<br /> ' quipment.
