There are no identifiable public parkland needs at this loca ion other than <br /> extensions of the City's public trail system along Willow Drive d Highway 12. <br /> However, development of the proposed housing and future devel pment of office <br /> uses will generate additional use of existing City park facilities in the area. On <br /> the basis of the Developers' statement that the public trail e ements will be <br /> granted without requesting a park fee reduction, Council finds th t no park lands <br /> need to be dedicated and the park dedication should be in the orm of a Cash <br /> Contribution in Lieu of Lands as allo�ved by the Municipal Co e. <br /> 19. The City Council finds that it would be prudent to conduct a traffic study as <br /> soon as possible to determine the impacts of this plan on roads d intersections <br /> outside the development, to review internal circulation, and to de ermine �vhether <br /> specific revisions to the proposed development plan or ffsite roadway <br /> improvements are required, either as a direct result of this dev opment or due <br /> to conditions not directly related to this development.
