In a Level 1
Deterrnination, the exact wetland boundary is not a critical requirement and may be used for early level
site planning decisions.
Figure 1 shows the outline of the lot along with 2 wetland areas, a constructed pond and a ditch
channel which are sketched on a topographic map and aerial photo downloaded from the Hennepin
County Natural Resources GIS website. The total area of the lot is 8.23 acres.
Figure 2 shows the previously mapped wetlands on the property based on the National Wetland
Inventory (NWI) along with an update for Hennepin County, also downloaded from the Hennepin
County GIS website.
Figure 3 shows the various soil types on the parcels and their hydric rating—that is the extent to which
the soil has the potential to be or contain weand. Soils data was obtained from the US Department of
Agriculture Natural Resources Conservation Service Web Soil Survey website.
Figure 4 is a survey prepared by Coffin 8Gronberg, Inc (now Gronberg and Associates) showing the
wetland boundary that was delineated previously and surveyed. The date of the survey drawing is
March 3, 1998.
Description
The property was visually examined by a site walkover on December 7, 2015. Due to a warm fall, snow
cover was absent and vegetation was still identifiable. There was no frost in the ground and water in the
pond and the wetlands was unfrozen.
Prior to visiting the site, the information presented in the above figures was reviewed and used as a
guide for the site walkover.
1
