Several of the wood <br /> beams supportin�the joists showed signs of decay and deterioration, particularly above <br /> the stone foundation walls. The poor condition of these beams and the len�th of their <br /> spans, perhaps more than any other deficiency observed, are considered to create the <br /> greatest hazard and potentially unsafe condition. <br /> 4. Wood framed stairs from the basement to main floor, and from main floor to second <br /> floor, do not have sufficient support or identifiable load paths, and are considered to be <br /> unsafe. <br /> 5. Large piles of materials, including furniture, linen, and miscellaneous household items <br /> were stored on the main floor to as much as 3 feet high in some areas, creating large <br /> sustained live loads on the main floor framing. These loads are considered to be <br /> excessive for this building type, age, and condition. The amount (weight) of stored <br /> materials creates a condition that is considered to be unsafe. ; <br /> 6. Basemendfoundation walls are constructed of large igneous field stones, mortared <br /> together with a heavily sanded mortar. The mortar has deteriorated and has virtually <br /> eroded away in some areas. Without mortar to bond the stones together, the walls are <br /> potentially unstable and aze considered to be unsafe. Sump pump discharge piping <br /> (described below) currently is leaking water onto one of these areas, and should be sealed <br /> or redirected. <br /> 7. A sump pit has been retrofitted into the middle of the basement floor slab, and an <br /> operable pump was pumping water through a flexible discharge hose to the front yard. <br /> Pipe joints were leaking severely into the basement, allowing the water to flow across the <br /> floor slab and return to the sump to be repumped. This large source of moisture without <br /> mechanical ventilation has created an extremely damp interior environment, accelerating <br /> decay and deterioration of the structural materials. <br /> 8. The wood framed walls of the rear porch were observed to be pushed outward, calling <br /> into question the adequacy of the support provided for the roof framing above. In <br /> -4- <br />
