While there are leaks in the basement wall, the majority of the basement wall appears to be <br /> functioning as it has for a very long time. There are some minor areas of failure, especially around <br />' the windows where there are openings for water and animals. <br /> 2. It is our intent at this time to have the basement area cleaned out of the dirt and moisture that is <br /> currently within the basement area. <br />� 3. The basement drainage system will be slightly modified to continue to drain water that does get into <br /> the basement area. <br /> City: "Backfill with earth sloped away from the building with positive drainage." <br /> Response: 1. Wherever possible provide additional grade at the house to allow the surface moisture to drain <br />' away from the building. Care should be taken not to have the soil come any closer than 6"to the <br /> house siding or framing. Grade should be removed from adjacent to the house wherever the <br /> addition of grade at the house cannot be provided to create the positive drainage. <br />, City: "Provide code compliant egress window." <br /> Response: 1. Egress windows are not required by code at these foundation walls. <br /> 2. The existing window wells shall be cleared of debris. This includes the tree truck growing in one of <br /> them. <br />, 3. The existing windows shall be cleaned and either repaired or replaced so as to not permit <br /> access into the basement area by insects or animals. <br /> 4. A clear plexiglass cover shall be provided over the top of the window wells to restrict acess of <br />' insects, animals and accidental falls into the window well. The cover shall be sealed all around with <br /> caulking compound and mechanically anchored to the window well concrete, with anchors that will <br /> permit the future removal for cleaning and maintenance of the window well area. <br />' Floor System <br /> City: "Replace floor system with code compliant materials a minimum of 18"from earth." <br /> Response: 1. Only a few areas need to be repaired due to some splitting/cracking of the members&/or <br />' connections. <br /> 2. The structure has been there in its current state for many years prior to many of the current building <br /> codes and code requirements. To require that the floor framing be changed now, to become <br />' compliant with current building codes is excessively restricting and borders on excessive restrictive <br /> code compliance. If it is allowed to be applied here, for this project, in broad generalized terms <br /> (replace the floor system), rather than individual specific bad members or connection, we are at risk <br /> of setting a very serious precident that may affect many other homeowners. <br />' 3. We are recommending at this time that individual members and connections be identified to be <br /> supported by additional framing down to the floor slab/foundations on a need-be-basis rather than a <br /> blanket"replace the floor system" approach. Those specific areas will be addressed within the final <br />, report and will be repaired as part of the overall structural framing upgrade of the residence. <br /> 4. The existing system appears to have worked well for many years. It would be very unfortunate to <br /> totally replace the existing floor system, unfortunate not only for the unnecessary costs, but also for <br /> the loss of historical framing systems. <br />' 5. The intent with the floor system shall be to reinforce only those areas that are needed without <br /> significantly changing the existing framing (due to historical preservation goals)or the existing load <br /> path of the structure. <br />' continued on next page,,,,, <br />' <br />' <br />
