This evaluation was performed according to our consulting agreement dated May 2, 2002. <br /> The primary concern of this evaluation was to address the structurat issues in the City of Orono, Minnesota <br /> resolution of the City Council No. 4699. The evaluation was limited to those items and others as addressed within <br />' this report. The following are the results of our evaluation. <br /> Intent of the Evaluation 8 Anticipated Process: <br />' The primary intent of this evaluation is to respond to the specific items addressed within the resolution relating to the <br /> residential structure with the following goals: <br />' 1. Provide a response to each item listed within the resolution with either a reason why the current item should <br /> be acceptable or with a defined fix to the situation. <br /> 2. Work with representatives from the City of Orono Building Department to achieve a reasonable approach to <br /> resolving the building structure's problems to allow occupancy of the residence again by Mr. Hollander. <br />' 3. Each listed fix should have enough definition to allow Mr. Hollander to obtain bids to have the required repairs <br /> quantified from a cost standpoint. <br /> 4. Once the bids are returned, Mr. Hollander will make the decisions required to determine to proceed with the <br />' required fixes, obtain other approaches to fixing the problems, obtaining additional bids or following other <br /> options relating to the building. <br /> 5. Once the bids are back and Mr. Hollander decides to go forward with the required repairs, the work may <br /> begin on the repairs according to an established relative repair and inspection schedule. This schedule shall <br />' be established and agreed upon by Mr. Hollander and the City of Orono for the purpose of correcting the <br /> problems according to an approved, concise, defined schedule that will define what is to be done and when. <br /> The when will be tied to both the relative terms and to actual calendar time. A tentative schedule is included <br />' at the end of this report. <br /> Information Available for Review: <br /> tThe following items were used to arrive at our findings: <br /> 1. City of Orono resolution of the City Council No. 4699 dated October 8, 2001. <br />' 2. Site observations made by myself and another employee of MGI on Friday, May 3, 2002. <br /> 3. Meeting with the State Historical Society. <br /> 4. The Secretary of the Interior's"Standards for Rehabilitation and Guidelines for Rehabilitating Historic <br /> Buildings". <br />' 5.
