, <br /> July 24, 2002 Page 2 <br />, Hollander Residence Limited Structural Evaluation. <br /> MGI Commission#02162 <br /> for Mr. John Hollander <br />, REPAIRS DEFINED WITHIN THE CITY'S RESOLUTION WITH RESPONSES: <br /> Foundation <br />' City: "Footing and foundation—replace with code compliant materials." <br /> Response: 1. While there are leaks in the basement wall, the majority of the basement wall is functioning as it has <br /> for a very long time. There are some minor areas of failure, especially around the windows where <br />� there are openings for water and animals. <br /> 2. It is our intent at this time to have the basement area cleaned out of the dirt and moisture that is <br /> currently within the basement area. <br /> 3. The basement drainage system will be slightly modified to continue to drain water that does get into <br />' the basement area. At this point we are anticipating that the sump pump discharge will be re-routed <br /> from its current discharge location at the front to the south side of the house. At that location we <br /> would suggest that the sump pump discharge pipe have a standard threaded hose fitting so that a <br /> 1 standard garden hose may be connected to it in the warm weather and that it should be removed in <br /> the colder weather so that it does not freeze and hinder discharge water flow. The hose shall <br /> discharge the water a minimum of four feet from the house onto a splash block of some kind. The <br /> owner may look into an underground discharge for the sump pump discharge. <br />, 4. Steps will be taken to provide additional assurance the basement wall will continue to function. <br /> Areas of the foundation wall shall be hand brushed to remove any loose material from between the <br /> boulders. Grout shall be installed between the boulders to anchor the boulders to each other and <br />' create a gridlock system to reduce the potential of the boulders moving independently. The grout <br /> should cover the areas befinreen the boulders and not extend any further into the basement area <br /> than the most interior surface of the boulders. This should occur on all walls where significant voids <br /> remain befinreen the boulders. <br />, City: "Backfill with earth sloped away from the building with positive drainage." <br /> Response: 1. Wherever possible provide additional grade at the house to allow the surface moisture to drain <br /> away from the building. Care should be taken not to have the soil come any closer than 6"to the <br />' house siding or framing when adding soil. Grade should be removed from some distance away <br /> from the house wherever the addition of grade at the house cannot be provided to create the <br /> positive drainage. This can be accomplished by providing some slight soil removal (approximately <br /> 3"to 4"total depth) approximately 5'to 6' away from the base of the house. The grade should <br />' slope from the house toward the lower area (sloping the 3"to 4"over the 5'to 6' distance). This <br /> lower area should then continue to slope away from the house area. The newly graded area should <br /> be seeded. Existing conditions where grade is closer than 6"to the siding or the framing will be <br />' permitted to remain where site conditions may not allow the removal of those soils to achieve <br /> adequate drainage. The north side of the house is a good example of this since there are existing <br /> trees in the area that may be affected if excessive surface modifications are pertormed <br /> 2. Gutters and downspouts should be added to all of the roof lines of the house, after any required <br />' roof edge/fascia repairs are made. The ends of the downspouts shall discharge the rain water a <br /> minimum of 5' away from the base of the house. Splash blocks shall be provided at the ends of all <br /> downspouts. Underground discharges for the downspouts should be considered by the owner <br /> wherever possible to reduce the potential for damage to the ends of the downspouts. Color of the <br />' gutters and downspouts shall be selected by the owner and shall be coordinated with the color of <br /> the exterior of the home. <br /> 3. We are requesting that as much area as possible be covered with impervious material adjacent to <br />' the house for a distance of approximately 5'to 6'. This may consist of heavy plastic sheeting with <br /> landscape gravel or bark on top of the plastic. All vegetation shall be removed from beneath the <br /> plastic before the plastic is installed. The plastic shall be anchored to the ground with landscaping <br /> pegs.
