� o� <br /> 0 0 <br /> �'��a�� ;� CITY of ORONO <br /> � � �, <br /> �y;.�. ti <br /> ��L Y `� �G'�' RESOLUTION OF TH� C�IT�Y �OUNCIL <br /> `gkESH�4 NO. `' <br /> NOW, THEREFORE BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FINDINGS <br /> l. This application was reviewed as Zoning File 09-3427. <br /> 2. The Property is located in the LR-1B zoning district, where 1 acre is the minimum <br /> lot area and 140 feet is the minimum lot width. The Property is approximately <br /> 0.235 acre in area and 50 feet in width. <br /> 3. The Planning Commission reviewed the original application on May 19, 2008 and <br /> on a vote of 5 - 0 recommended approval of the variances, based on the following <br /> findings: <br /> a. An attached garage is a reasonable addition to the property. <br /> b. The new gara�e and parking arrangement will reduce hardcover and be more <br /> compatible with the surrounding area than the existing garage and parking <br /> arrangement. <br /> c. The new arrangement will allow the storm water runoff from Highwood Lane <br /> to be channeled toward the lake alon�the side property lines. <br /> d. The need for the side setback variance results from the side setback variance <br /> that allows the existing house to be 6.4 feet from the side property line. <br /> 4. The Plarming Commission carefully reviewed the variance to allow a three story <br /> addition and in addition to the findings noted above recommended approval based <br /> on: <br /> e. The topography of the lot. <br /> f. The need for the garage floor to be above street grade to avoid drainage <br /> problems. <br /> g. The mass of the addition being the same with or without the basement under <br /> the garage. <br /> Page ? of� <br />
