Dear City ofrono Caunsel Members & Planring Commission Members;
My family has VRBQ property we rent out on Big Island and Long l.ake. My
husband Mike Laughlin has already submitted a letter to the City Council
regarding our praperty on Big fsland, so the initowing is in reference to the Long
Lake property that! Jody Laughlin manage.
1 understand neighbors are concemed about having a large rental property nect
to them. However, it`s importan#for the council ta understand thst we have ever
had an issue or compiaint wih the rentaL VVe provitie dear, written out
instructions of property use, which includes:
• Established quiet hours
• Limits to the number ofi guests and ages permitted
• Trash removai and days of trash pick up
A+dditionally, we point out the prnperty boundaries and provide expticit
cammunication#o the rerrters, by phone and in person of the following:
To be respectful ofthe ne(ghbors by fallowing the quiet haurs
• Tlie need to adhere to speed limits and use extra caution driving trough
neighborhood
• Limiting the parking to what the property perm#is
f advise our renters that we are sensitive #o homeowners who live there year-
round, and that some have concems about renta! properties. Therefore, we
stress the need to be very respectiul of the property and neighbors so as nat to
cause them upset All of our guests understand and agree to adhere to cwr
expicit rules and r,equest. Fai#ure to camply will be cause to lose tFeir darnage
depasit.
After speaking with Jeremy Barnhart about what prompted ths new proposed
ordirance, he said an incident in Jre. This is one incideni! Ail#he rentai property
owners I have spoken with are very restritive of what is allowed at their
properties, and very cautious to whom they allow reni their property.
Jeremy also mentioned there is a fear among some that smaller Qrono
properties couid be remodeled into larger ones for possible rentals, leading ta
more concerns for the neighbors. The B4O00 sq foot property in Long Lake has a
limit of 8 gussts; and if a larger day gathering s hekf or the property we request
names and ages of people on the property. A large gathering fee is charged, but
limited ta no more than €2. Ail parkng has to be contained in the circie driveway.
By implementing an explicit signecf rental agreement such as this, wiih a large
damage deposit would help avad #hese problems.
