Dear City of Orono Counsei Members 8 Ptanning Commission Members;
My family has VRB4 properry we rent out Qn Big isiand and Long Lake. My
husband Mike Laughlin has already submttted a letter to the City Council
regarding our property an Big tsland, sa the following is in reference to theong
Lake property that I Jndy Laughlin manage.
1 understand neighbors are concemed about having a large rental property next
to them. However, it's important for the councit to understand that we have never
had an ssue or cmplaint with the rental. We provide clear, written out
instructions of property use, which inciudes:
• Established qufet hours
• Limits to the number of guests and ages permitted
• Trash remaal and days of trash pick u
Additionally, we poini out the property boundaries and provide explic.it
communication to the renters, by phone and in person of the#oltawing:
o To be respectfut of`the netghbors by fofowtng the quiet Fours
o The need to adhere fo speed limits and use extra caution driving through
neighborhood
• Limiting the parking to what the property permits
I advise our renters that we are sensitive to homeowners who tive there year-
round, and that some have concerns about rental properties. Therefore, we
stress the need to be very respectful of the property and neighbors so as not to
cause them upse't. All of our guests understand and agree to adhere to ot,ir
explicit rules and requests. Falture to compfy will be cause ta lose their damage
deposi#.
After speaking with Jeremy Bamhart aaaut what prompted th}s new proposed
ordinance, he said an ircident in June. This is one incident! All the rental property
owners I have spoken with are very restrictive of what is a1lawed at their
properties, and very cautiaus to whom they allaw rent their property.
Jeremy also mentioned there is a fear among some that smaller Orono
properties cauld be remodeled into larger ones for possible rentals, leading to
mare concems for the neighbors. The 8,000 sq foot property in ang Lake has a
limit of 8 guests; and if a larger day gathering is heid on the property we request
names and ages of people on the property. A large gathering fee is charged, but
limited to no rnore thah i2.AIf parking has to be contained in the circle driveway.
By implementing an explicit signed rentai agreement such as this, with a large
damage deposit would help avoid these problems.
