• The roof design allows for the collection and control of all precipitation falling on <br /> the structure. Heated roof drains collect water and direct it into dispersion tanks. <br /> Over 4000 gallons of runoff can be held within the tanks (the equivalent of 2" of <br /> rain falling in one hour). The runoff is then dispersed and absorbed by the soil in <br /> a manor similar to a septic field. Only the runoff from the walk, drive and <br /> landscape border would need to be shed onto the surface of the surrounding <br /> landscape. This area would only be 12% of the 75' to 250' zone. <br /> • Alternatively, it would be quite simple to control all of the runoff on the drive by <br /> using a curb, sloping the drive to a large grate drain, and then directing the <br /> water into our dispersion tanks and controlled runoff field. This method would <br /> reduce uncontrolled runoff by 5.4%. This reduction alone would bring the <br /> hardcover percentage down from 29.2% to 23.8% in the 75' to 250' zone. <br /> • The site will be left in its existing heavily vegetated condition where possible. <br /> • Note that 292 sq. ft. of hardcover is due to a 2' wide protective landscape <br /> border. This Border can be omitted, but our experience shows that this border <br /> significantly helps direct water away from the foundation. <br /> Additional Findina <br /> Orono currently has a 60' street right-a-way on Forest Lake Landing, but only requires <br /> 50'. If 5' were vacated on each side and deeded back to the property owners, this would <br /> increase the 75' to 250' zone by 740 sq. ft. <br /> Please note that a small portion of the house does not comply with the 30' height <br /> restriction. The upper level of the rotunda protrudes up beyond the adjacent complying <br /> roofs in order to capture light which then filters down to light the levels below.
