The Property is �uided in the 2000-2020 Orono Coinn�unity Management Plan <br /> (CMP) for single family residential use at a density of 1 unit per 2 acres. The <br /> proposed layout contains 2 lots on 7.6 non-wetland acres, for an overall density of <br /> l unit per 3.8 dry acres. <br /> 4. The Property contains a variety of natural features includin� wooded areas, open <br /> fields, and some steep slopes. � <br /> 5. The proposed plat includes two lots. Lot 1 will be served via Graham Hill Road to <br /> the east. Lot 2 will continue to access Hi�h Lane via a newly created private road <br /> Outlot. <br /> 6. As it will access via Graham Hill Road, proposed Lot 1 will become part of the <br /> homeowller's association of Graham Hill Preserve. Graham Hill Road is subject <br /> to homeowner association ownership and maintenance, and subject to an <br /> underlying Road, DrainaQe and Utility Easement to be �ranted to the City, as well <br /> as a "Declaration of Covenants, Conditions, Restrictions and Pnvate Roadway <br /> Easement" either as a separate document or incorporated into the development <br /> covenants. <br /> 7. All proposed lots will contain suitable area meeting all established setback <br /> require�nents to allow the consti-uction of sin��le family residences.
