Council <br /> Exhibit A <br /> Jamison Kohout <br /> From: Jamison Kohout <br /> Sent: Wednesday, March 4, 2015 2:10 PM <br /> To: 'Todd Holmers(toddholmers@gmail.com)' <br /> Subject: FW: Orono New Construction 1 Story and 1,5 Story Since 1/1/2012 <br /> Dear Todd, City Staff and Council, <br /> Piease see the attached link for access to the entire 1-Story and 1.5-Story Home market since 1/1/2012. <br /> There have been a couple of to-be-built listings in addition to this, but they are long expired. <br /> There simply is no market for this product in Orono. <br /> We specifically presented 3 complete 2-story house plans along with our application for a new subdivision <br /> in the City of Orono. <br /> These homes were specifically designed to meet the direction given to us by city staff and to <br /> accommodate the 76 foot wide lots that were platted. <br /> Mark Gronberg &Associates v�rorked with city staff and the city's appointed engineer to create a custom <br /> graded site complete with a drainage plan, landscaped swales, rain gardens and a conservation easement <br /> specifically designed for our proposed homes. <br /> I have been sitting in open houses all winter and I also have a model on the Parade of Homes at 1555 <br /> Maple Place. <br /> I have had well over 100 visitors and I have not had any legitimate inquiry from a buyer looking for <br /> anything other than a full 2-story home with 4 bedrooms on the 2nd floor. <br /> The Northern Oaks property is located directly across the street from the Dakota Regional Bike Trail. <br /> Our buyers are families looking to take advantage of the nearby amenities like the trail, the marina, <br /> shopping within walking distance, etc. <br /> The width of these lots does not lend well to a single story home.
