Draft Planning Commission Minutes 01/20/15 <br /> Application Summary: <br /> Oertel Architects on behalf of the property owner, Hennepin County Property Services, requests CUP and site <br /> plan approval to permit a 120'x 26' addition to the existing building. The purpose for the addition is primarily <br /> to add office, storage and locker room space within the existing maintenance garage building. The addition <br /> will result in 3,224 square feet of additional structural coverage. At 479'o hardcover where 359'o is the <br /> maximum allowed, the property currently exceeds hardcover limitations; the addition will be constructed <br /> entirely over existing hardcover. A hardcover variance is also requested to change the nature of hardcover <br /> from non-structural to structural hardcover. <br /> Planning Commission Recommendation <br /> On January 20,the planning commission voted 6 to 0 to recommend approval of the application. The <br /> planning commission also recommended that the applicant provide evidence that the existing storm water <br /> pond is sufficient for the project and has been maintained properly. <br /> Planning Staff Recommendation <br /> Planning Staff recommends approval of a CUP for the proposed addition, hardcover variance and approval of <br /> the site plan,subject to the following conditions: <br /> 1. The applicant shall adhere to the approved plan; <br /> 2. The building permit application will be subject to engineer, building official and fire marshal review; <br /> 3. The project approval is subject to MCWD approval;and <br /> 4. The applicant shall provide maintenance records for the storm water pond. <br /> COUNCIL ACTION REQUESTED <br /> The Council should consider adopting or amending the attached approval resolution. <br />
