Map <br /> <br /> <br />Background <br />According to Hennepin County’s records the home on the property was constructed in <br />approximately 1938, predating today’s setback requirements. The applicant is proposing to <br />construct a 24’ x 24’ attached garage on the north side of the home; the existing 18’ x 21’ tuck <br />under garage space will remain. Due to proximity of the existing home to the lake and the east <br />side property line, setback variances are necessary. <br /> <br />Additionally, hardcover variances are also requested to permit 34.64% where 34.73% currently <br />exists. As part of the project, the applicant is proposing to completely remove the existing <br />blacktop driveway; a new reconfigured driveway will be installed resulting in an approximate <br />255 square foot reduction of driveway hardcover. The new garage will be constructed primarily <br />over existing driveway hardcover; there will be some new structural hardcover (both in and out <br />Application Summary: The applicant is requesting the following variances in order to construct <br />an attached garage addition to the north side of the existing home: <br />1. Lake setback variance; <br />2. Side yard setback variance; <br />3. Tier 1 hardcover variance, including 0-75’ hardcover. <br />Staff Recommendation: See page 6.
