RPUD Development Standards and General Conditions. <br /> <br />1) The total number of residential dwelling units shall be 27 single-family homes <br />generally as configured on the preliminary site plan attached as Exhibits B3 <br />and B4. <br />2) Developer shall provide a final Development Plan for the development that <br />conforms to all standards of the RPUD District except as modified herein, and <br />shall demonstrate to the satisfaction of the City Council that all RPUD <br />standards have been met and shall demonstrate where such standards have not <br />been met, and shall satisfy the City Council that non-compliance with said <br />standards is remedied in a manner acceptable to the Council. <br /> <br />3) Developer shall provide a final landscaping plan meeting all of the <br />requirements of the RPUD District and addressing the elements of <br />Conservation Design to the satisfaction of the City Council. Final landscaping <br />plans will be reviewed for conformity with the RPUD standards. <br /> <br />5) Street lighting if proposed shall be provided by the Developer and shall be of <br />a style, number, height and location approved by the City Council. Street <br />lighting shall be downcast, fully shielded and at a low level consistent with <br />the surrounding rural residential character while providing the necessary level <br />of security. <br /> <br />6) Building footprints and styling shall be generally per the examples included <br />in the attached Exhibit B-18 thru B-21. Developer shall make every <br />attempt to ensure that identical dwelling units are not placed side-by-side. <br /> <br />7) Flexibility shall being granted for the lot area, width and setback standards of <br />the RPUD District and with regards to hardcover and FAR as noted in the <br />Findings section above. <br /> <br />9) Development shall be subject to adherence to a Conservation Design Master <br />Plan schedule of activities which shall be submitted for approval prior to final <br />plat approval. <br /> <br />10) Significant trees shall be preserved where feasible based on the grading plans, <br />and landscaping plans to be in accordance with RPUD standards. <br />
