The property currently contains a small home with no garage. <br /> The lot is approximately one-quarter acre in the half-acre LR-1 C zoning district, and is one <br /> of the smallest lakeshore lots on Shadywood Road, primarily due to the shape of the <br /> lakeshore. The property is served by municipal sewer and water. <br /> Applicants are requesting variances for hardcover and structural coverage, as well as for lot <br /> area and width. Additionally, the "proposed" survey indicates the north side setback at 9.9 <br /> feet where a 10-foot setback is required.
