Staff understands the applicants' intent was to balance the <br /> - existing with the proposed hardcover/structure. However we have not received a revised plan and <br /> the proposed levels still exceed the code-allowed hardcover level of 25% (by 498 s.f.) and structural <br /> coverage level of 15% (2,300 square feet); and the proposal also exceeds the existing levels of 28% <br /> hardcover and 18.8%structural coverage by 45 s.f.. <br />
