City of Orono- Conservation Design Check List for 2700 Sixth Avenue <br /> 1. Development Steps <br /> Goals for Envirorunental Protection and Natural Resource Management as specified in the <br /> Community Management Plan pertain to water quality,wetland protection,preservation, and <br /> enhancement of the"rural character"of the city.<Three proposed homes and one existing home <br /> are planned for the 15.02 acre site.To preserve the open,rural character,four lots ranging in size <br /> from 2.02 acres up to 2.82 acres axe proposed. Homes will be situated such that there will be <br /> negligible effects on the existing trees. The three proposed homes will be located close to the <br /> four corners of the dry upland area. Wetland impacts have been minimized by developing far <br /> enough away from the wetlands and using them as a natural backdrop for the two western house <br /> lots. � <br /> On site sewer systems are proposed and will be located primarily in open upland areas. Each <br /> proposed house will have a primary and secondary septic site. <br /> ' The existing landscape of the site�cQnsists of a house, a horse barn, a small open pasture, a <br /> variety of pine tree stands,and a few mowed paths between the buildings and wetland.The trees <br /> present consist of a few typical ornamentals as well as a large number of pine and evergreens <br /> which had beenplanted approximately 30 years ago. Pine and evergreen trees are the dominant , <br /> tree cover located on this site. See Eigure A for more details. ' <br /> According to the lot layout,the three proposed homes and one existing home,will be located in <br /> � the four corners of the upland area of the site. The southem house lots 1 and 4 will be partly <br /> � screened from CSAH 6 and Orono High School by two rows of pine trees with some scattered ' <br /> evergreens near the house. The northern house lots 2 and 3 will have woods as a screen to their <br /> north and be separated from the southern houses by a wooded creek. <br /> The dominant vegetation in the wetland community of the properly is broadleaf cattail and reed <br /> canary grass.No rare,threatened, or endangered plants are lrnown to exist ox are likely to exist <br /> due to the previous activities associated with the properly. Native species that are dominant <br /> along the creek fall into the Southern Mesic Maple-Basswood forest classification according to <br /> the Minnesota DNR Ecological Classification System. Many of these trees should be preserved <br /> to help prevent stream bank erosion and provide a screen between the housing lots. <br /> 2. Rural Oasis Study <br /> The subject parcel is not adjacent to a documented corridor in the Rural Oasis Study. The <br /> segment of CSAH 6 that is adjacent to the subject property is a combination of open <br /> enclosure and edged enclosure. The edged enclosure is considered to be the stand of pine <br /> trees located 500 ft along the property edge with the remaining edge being open enclosure of <br /> �LL���the wetland on site. The other side of CSAH 6 is occupied by Orono's public schools and is ":_:' <br /> considered to be an open enclosure. <br /> The existing driveway which enters from CSAH 6 is going to be abandoned as part of the <br /> plans for a new private road with cul-de-sac.
