The Applicant's home was constructed in approximately 1920 and priar to the <br /> construction of the homes on the adjacent lots. <br /> c. The Applicant's request will not alter the essential character of the <br /> neighborhood and will result in minimal ne�ative impact on adjacent <br /> properties. <br /> d. The proposed addition to the east - :�rtion of the Applicant's home is <br /> completely screened by the existin� home from the property to the west. <br /> Ample ve`etative screenina exists betv✓e�n the Applicant's property and the <br /> property to the east makinQ the addition ciifficult to see. <br /> e. The Applicant's proposed addition will not adversely impact views of the lake <br /> currently enjoyed by the adjacent properties. <br /> f. The expansion of the existin� home will result in minimal additional massing <br /> of the house. <br /> g. The Applicant's request is in harmony with the purpose and intent of the <br /> ordinan�e. <br /> h. The Applicant has demonstrated that enforcin� the averaae lalceshore setback <br /> provision of the Zoninj Ordinance deprives the Applicant of the reasonable <br /> use of.their property. <br /> 4. The City Council has considered this application including the findin�s and <br /> recommendation oi the Planninb Commission, reports by City stafi, comments by <br /> the applicant and the public, and the effect of the proposed variance on the health, <br /> safety and welfare of the community. <br /> 5. The City Council finds that the conditions existing on this property are peculiar to <br /> it and do not apply generally to other property in this zoning district; that �rantin� <br /> the variance would not adversel_y affect traffic conditions, Iignt, air nar pose a fire <br /> hazard or other danyer to nei�hboring property; would not merelv serve as a <br /> convenience to the Applicant, but is necessary to alleviate a practical difficulty; is <br /> necessary to preserve a substantial property right of the Applicant; and would be <br /> in keepin� with the spirit and intent of the Zonin� Code and Comprehensive Plan <br /> of the Citv. <br /> Pa�e 2 of 4 <br />
