The permit is for a retaining wall however the grading plan also depicts a proposed addition to the house and a <br /> proposed deck. From our GIS imagery it appears this addition is existing not proposed. Also Imagery shows a <br /> much larger patio area than what is depicted on the plan (See image below). <br /> 2. While the grading plan does depict the proposed retaining wall it does not depict any change to grading behind <br /> the retaining wall. The proposed grading plan should be depicted including the new drainage pattern to be <br /> established. The new pattern must not increase the rate or volume of runoff on to neighboring properties. <br /> 3. The applicant should provide the amount of fill being imported to site to complete this project. 50-500 cubic <br /> yards will require a minor land alteration permit. Greater than 500 cubic yards will require a major land alteration <br /> permit/CUP approved by the City Council. <br /> 4. A haul route must be supplied and approved prior to construction. <br /> 5. The wall must not be within 5ft of the property line. Otherwise a variance is required. As depicted the wall is <br /> exactly 5ft from the property line which leaves no margin for error or adjustment during construction.
