All lots will be served with septic systems and private wells. <br /> 5. Lot 3 will be served off the existing drive access fi-om the public portion <br /> of Fox Street. <br /> 6. Lots 1 and 2 will be served off private driveways accessed from the <br /> private portion of Fox Street. <br /> 7. Several primary and alternate septic sites meeting all pertinent standards <br /> have been identified for each ofproposed Lots 1, 2, and 3. <br /> 8. It would be appropriate to establish a single average setbacic line for all 3 <br /> lots to avoid having an avera�e setback line that changes each time one of <br /> � the lots is built on. <br /> NOVV, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findings noted above, the City Council of the City of Orono hereby approves the <br /> preliminary plat application of Bruce and Kristine Paddocic and George W. Stickney at <br /> 3250 Fox Street per preliminary plat drawings by Marlc Gronberg of Gronberg & <br /> Associates, Inc., dated March l, 2004 and revised 4-12-04 and 4-14-04, subject to the <br /> following conditions: <br /> l. The developer shall grant to the City 10 foot drainage and utility <br /> easements along perimeter property boundaries and 5 foot drainage and <br /> utility easements along all interior property boundaries. <br /> 2. Proposed lot 3, at the time of constniction, nlust gutter drain the roof and <br /> direct the drainage to the west and to the proposed dry pond. Also, <br /> proposed lot 3 front yard, sidewalk and side and Uack yard drainage shall <br /> be routed to a new swale along the east side of the property. <br /> 3. Payment of standard Park Dedication Fee for Lots 1 and 3. <br /> 4. Payment of standard stonn water and drainage trunlc fee for the property. <br /> 5. For proposed lots 1 and 2, the developer is encouraged to utilize the septic <br /> sites on the street side of the proposed house pads rather than the lake side <br /> sites, to reduce the potential for negative lake impacts. <br /> Page 2 of 5 <br />
