The Sarenpa Property contains 3.42 acres in area, approximately 414 feet in width and <br /> current�y contains a single family home and a small accessory structure. <br /> 3. The Jaffray Property contains 4.10 acres, and has approximately 559 feet in width and <br /> contains a single family home and accessory structures. <br /> 4. The Sarenpa Property and the Jaffray Property are both served by private wells and <br /> conforming private septic systems. <br /> 5. This application contemplates a loi line rearrar�gement to transfer a 64 foot wide, 0.47 <br /> acre portion of the Jaffray Properly to the Sarenpa Property. The 0.47 acre portion of <br /> property to be exchanged contains no improvements. <br /> 6. Following the lot line rearrangement the Sarenpa Property will contain 3.89 acres in area <br /> and approximately 478 feet of width; and the Jaffray Property will contain 3.63 acres in <br /> area and approximately 495 feet of width. <br /> 7. The lot line rearrangement will not result in the creation of a nonconformity. <br /> 8. The 0,47 acre portion of the Jaffray Property to be transferred to the Sarenpa Property is <br /> not intended to be a standalone buiiding lot. Because this is a lot line rearrangement <br /> which results in no additional lots, no park fee or stormwater trunk fee will be required. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> NOW, THEREFORE, BE IT RESOLl�ED, that based upon one or more of the <br /> findings noted above, the City Council of the City of Orono hereby grants the lot line <br /> rearrangement of the above referenced properties based on the lot line rearrangement survey <br /> dated 09/15�14 by Mark Gronberg of Gronberg & Associates, attached as Exhibit A; subject to <br /> the foliowing conditions: <br /> 1. The 0.47 acre portion of the Jaffray Property to be transferred shall not be considered a <br /> standalone buildable lot, and shall be legally combined with the revised Sarenpa <br /> property. <br /> 2. The Owners shall file the appropriate deeds reflecting the new legal descriptions (subject <br /> to City Attorney approval) with the Hennepin County Recorder's Office and/or Registrar <br /> of Titles Office on or before November 10, 2015, or the approval granted by this <br /> resolution shall expire. <br /> Adopted by the City Counci! of Orono,.Minnesota this 10`h day of November, 2014. <br /> Page 2 of 3 <br /> ___ _- <br />
