He is requesting lot width <br /> and lot area variances in order to build a new residence on the existing vacant lot of record. The <br /> property is located within 1000-feet of Lake Minnetonka and is considered part of the shoreland <br /> overlay district. According to State Statute the applicant can develop the property without <br /> variances if the proposal meets the 25% DNR hardcover limitation. The applicant's proposal results <br /> in 30% hardcover as permitted within the 250- to 500-foot zone therefore lot width and lot area <br /> variances are required. This property has been through the lot width and lot area variance process <br /> a number of times in the past. The previous approvals have all expired. - <br />
