Examples include buildings;tennis courts; pools, including water <br /> 9 surface;decks, regardless of spacing; roofs of any sort, including roof overhangs;play <br /> 1Q structure platforms;driveways(concrete,asphalt,gravel,or dirt);sidewalks,ramps,etc.; <br /> 11 any surFace intended to be driven on; landscape beds lined with plastic sheeting or weed- � <br /> 12 prevention fabric;tops of retaining walls; patios and stepping stones; porous pavement; <br /> 13 temporary buildings; and any vehicle, material,or equipment that prevents direct <br /> 14 absorption of rainfall into the ground and that is stored for an extended period of time. <br /> 1�5 � Sec.78-1288.-Hard cover limitations. • <br /> 16 a) Hardcover allotment.The following hardcover restrictions apply to all properties in the <br /> T7 Shoreland Overlay District: . <br /> 18 1) Hardcover zones. <br /> 1:9 �a.Within 75 feet of the Ordinary High Water Level (OHWL)of any lake or tributary, no <br /> 20 � hard cover or impervious surface shall be placed, located or constructed, except for <br /> 2'1 driveways,stairways, lifts, landings and lockboxes as regulated elsewhere in this Code. <br /> 22 b.Between 75 feet and 250 feet of the OHWL,there shall be no greater than 25 percent <br /> 23 hardcover. <br /> 24 c.Between 250 feet and 500 feet of the OHWL there shall be no greater than 30 percent <br /> .,.,, <br /> 25 hardcover. <br /> 26 d.Between 500 feet and 1,000 feet of the OHWL there shall be no greater than 35 <br /> 27 percent hardcover. <br /> 28 2) Zone to zone credit/debit. <br /> 29 a.The allowed allotment of hardcover for the 250 feet to 500 feet zone or the 500 feet <br /> 3Q to 1,000 feet zone may be increased u p to an unused square footage of allowable . <br /> 31 hardcover of a zone closer to the OHWL. <br /> 32 b.Unused hardcover cannot be transferred to a zone closer to the OHWL. <br /> 3'3 c.If hardcover is credited from one zone to another,additional hardcover may not be <br /> 34 later added to the zone closer to the OHWL if the presence of such hardcover would <br /> 35 have prevented the crediting. <br /> 36 d.The allowed hardcover in any zone shall be decreased by the amount of legal non- <br /> 37 conforming hardcover.in the zone next closer to the OHWL. "� <br /> 3�8 b) Additional hardcover provisions. <br /> 39 1) Overhangs: <br /> 40 a.Where an overhang is supported by a post,the area under the overhang to the outer <br /> 41 edge of the post shall be considered as hardcover. <br /> 42 b.All but the outer two feet of an unsupported overhang ten feet or more off the <br /> Poge 2 of 4 <br />
