According to City Code Section 78- <br /> 1437, plumbing may be installed in a conforming accessory building. <br /> You have the option to apply for a variance to expand the garage as proposed as well as to allow the plumbing <br /> as proposed. Variances are reviewed and granted by the City Council; please contact me to set up a meeting <br /> with a planner to discuss the variance process, if you wish to explore that option. Additionally, please advise <br /> if you'd like to separate the garage portion of the project from the current building permit application. If so, <br /> we can proceed with the garage portion independently. <br /> 5. Landscape Plan. <br /> a. Will there be any changes to the landscaping with the project? If so,the City requires a landscape plan <br /> be submitted showing all the proposed exterior/landscaping improvements, i.e. patios, grading, <br /> sidewalks, retaining walls, etc. The plan should include the name of the individual performing the <br /> work. Any proposed patios, grading, sidewalks, retaining walls shown on the landscape plan should <br /> also be reflected on the survey. <br /> b. The hardcover calculations show a credit of 100 square feet for"pavers". City Code Section 78-1684 <br /> allows for a 100 square foot credit for a pervious paver patio, sidewalk, or deck (with a minimum of <br /> 1/4" spacing between boards and pervious surface below). If pervious pavers are proposed please <br /> provide a plan with a cross-section detail illustrating how the pervious paver system is to be installed <br /> and materials to be used. <br /> 6. Hardcover Calculations. The property is located in Tier 2 of the Stormwater Quality Overlay District. Please <br /> provide updated hardcover calculations in response to the above comments. Enclosed is a copy of the City's <br /> Hardcover Information Packet. <br /> The City Code sections referenced above are enclosed for your information.
