^; Y
FILE#11-3528
' 11 October 2011
590 square feet to the 250'to 500' zone for additional driveway and retaining walls. The 2007
variance approval limited the property to 152* square feet(3.5%)within the 0 to 75' zone; and .
3,512 square feet(28.4%)within the 75'to 250' zone. Their variance also limited the property
to 2,732 square feet(26.39%) within the 250'to 500' zone where normally 30% hardcover is
permitted. Variances are required in order to exceed those levels.
The hardcover permitted within the 0-75'zone by Resolution No. 5601 was 35 square feet
(0.8%J for lake access stairs. This number was modified by an Agreement(Exhibit EJ which was
adopted after Resolution No. 5601. This Agreement allows the existing 117 square foot shed to
remain on the property(now shown as a 123 square foot shed). A condition of the Agreement
required mitigation for the 117 square feet of shed hardcover with a rain garden and installation
of a landscaped area around the shed. Based on the submitted, revised survey it does not
appear the rain garden was installed or the additional patio pavers were removed as required by
the Agreement.
------------------------------------------------------------------------------------
LOT ANALYSIS WORSHEET
Lot Area/Width:
LR-1B lot Area Lot Width
Required 43,560 s.f. Some of the hardcover shown as
"existing" was added after the building permit and has not been approved. Within the 75' to
250' zone, while the existing hardcover numbers reflect slightly less hardcover than was
approved, the house appears to be generally consistent in size with the approved home yet
there appears to be additional hardcover on the property. When comparing the building permit
survey to the existing, as-built survey the numbers don't seem to match what is shown. It is
apparent the 250' to 500' zone exceeds the approved levels and the hardcover shown on the
survey appears to be as result of overages in driveway and parking areas.
For the purpose of reviewing the applicants' request to install additional hardcover staff
