We have the following comments <br /> with regards to engineering matters: <br /> • The stormwater comprehensive plan shows a pond within the preliminary plat area. A <br /> piped outlet north across the city property at Maple Place and Cherry Avenue is planned <br /> outlet route. An assessment of the existing stormwater system should be made to <br /> determine its conditions and possible reuse. Since the stormwater pond or feature on <br /> this property may affect the buildable area, preliminary storm sewer design should be <br /> included with the preliminary plat. <br /> • It appears that this area is part of a larger closed drainage basin and that Cherry Avenue <br /> to the north or North Shore Drive to the south would be the area stormwater emergency <br /> overFlow points. This will set the minimum proposed home openings to approximately a <br /> 942 elevation. Further survey data along Cherry Avenue may show that a slightly lower <br /> elevation could be achieved. <br /> • The city maps show an unclassified wetland located on this property.
