Building Hei�t. Lundgren Bros. Construction has proposed to reduce the floor trusses <br /> from 24-inch floor trusses to 18-inch floor trusses. The City has agreed that since the site <br /> slopes, the mid-point of the gable on the north side of the house will be used for <br /> measuring purposes. The architect from Lundgren Bros. Construction has represented <br /> to the Citv that the new t,ronosed meas�.irement is sli ahtl_v morP thar 2R feet,�F�el? �vithin <br /> the 30-foot maximum as set by City Code. The City has agreed to that modification. <br /> 2. Draina�e. Otten Bros.' is currently working on a landscaping plan. As was represented <br /> to the City, it is our client's intention to grant a drainage and scenic easement over a <br /> portion of 625 North Ferndale Road in favor of 665 North Ferndale Road. The easement <br /> would roughly extend from the area of the existing wetlands to the site of the new home. <br /> Final descriptions for that drainage and scenic easement will not be available until late <br /> in the construction process. Accordingly, we have agreed that a signed, recordable <br /> drainage and scenic easement would be provided to the City prior to the issuance of any <br /> Certificate of Occupancy for the new home. <br /> 3. Interim Septic. It was agreed that Lundgren Bros. Construction would have a ditch dug <br /> roughly ten feet to the east of the new home, early in the construction process, in order <br /> to confirm that the existing septic system serving 665 North Ferndale Road does not <br /> extend closer than 10 feet to the new home. A variety of options were discussed to deal <br /> with the septic issue, if it proves that the existing system does extend close to the new <br /> home. They would include installing a temporary holding tank, hooking up to the new <br /> drain fields, or other options. The City septic inspector will work with Lundgren Bros. <br /> Construction to determine a final decision on that once the investigation ditch is dug. <br /> 4. Lon�-Term Solution far Existing House. The City is in receipt of an executed Agreement <br /> signed by Mr. Bastiaens using the form previously provided to us by your office <br /> regarding the continuing existence of the current home at 665 North Ferndale Road <br /> during the construction of the new house. An application for a Conditional Use Permit <br /> will be made by the Bastiaens, but the Building Permit will not be held up pending <br /> receipt or action on the Conditional Use Permit application. <br /> 5. Existing DrivewaX. The existing driveway for 665 North Ferndale Road will be <br /> addressed as part of the Conditional Use Permit application. In the interim, until action <br /> is taken on the Conditional Use Permit, the existing driveway will remain in its location <br /> and be used in addition to the proposed new driveway for the new home. <br />
