The <br /> proposal includes a 55-unit assisted living and memory care facility consisting of 25 assisted living units, <br /> 10 enhanced assisted living units, and 20 memory care units. <br /> K <br /> The applicant is requesting a comprehensive plan amendment to allow a single,two-story building with a � <br /> footprint of 27,385 square feet,a residential planned unit development conditional use permit,rezoning <br /> and concept plan approval to allow a 55-unit assisted living facility.. The applicant is proposing an overali <br /> density of 8.4 units per buildable acre,which conforms to the 2010-2030 CMP guiding of this property. <br /> The current language in the 2010-2030 Community Management Plan states that the site may be <br /> developed at a density of 10-15 units per net acre with a maximum structural coverage of 20,000 square <br /> feet. The applicant is proposing a 27,835 square foot,two-story building. The second floor is proposed <br /> to be slightly smaller than the main floor in order to reduce building mass. <br /> Staff believes that the applicant's proposed use of the property fits philosophically with the intent of the <br /> RPUD district,but the proposed use does not conform totally to the definition of"multifamily"as listed <br /> within the allowed uses of the RPUD district. Nursing homes are listed as a conditional use only within <br /> the B-4 and RR-1B districts. Under the RR-1B district standards,the applicant would be limited to a <br /> density of one unit per 2 acres,which results in the proposed 55-units not being feasible for this site. As a <br /> result, a code amendment is being considered by the Planning Commission which would allow"assisted <br />. living facilities"as a conditional use under the RPUD district. <br /> Page � <br /> 10 <br />
