We offer the following observations,comments, and recommendations for your <br /> consideration: <br /> 1.0 GENERAL: <br /> 1.1 The shared driveways should be constructed as part of initial development. Plans should be <br /> revised to include grading and erosion control for the driveways accordingly. A ma�cimum slope <br /> of 10% is recommended. <br /> 1.2 If monuments are proposed,the plans should be revised to indicate monument(and easement) <br /> locations. A separate application must be submitted to City for monument approval. <br /> 1.3 Final Plans should include a Removals/Demolition Plan. At a minimum,the plan should address <br /> removal of the following existing items: <br /> a. Buildings <br /> b. Driveways <br /> c. Septic systems <br /> d. Wells (if wells are not to be preserved and reused, wells should be capped and sealed per <br /> State requirements) <br /> 1.4 Development covenants should be submitted for review. <br /> 1.5 Outlot A should be re-vegetated with a native prairie seed mix. <br /> 1.6 The applicant may be required to obtain Minnehaha Creek Watershed District(MCWD) approval <br /> and permitting for their Erosion Control, Stormwater Management,Wetland Protection, and <br /> Waterbody Crossings and Structures Rules. A copy of any approvals or permits required should <br /> be submitted prior to Final Plat approval. <br /> 1.7 The applicant will be required to obtain a General Construction Permit(NPDES)to discharge <br /> stormwater associated with construction activity since more than 1 acre will be disturbed. A copy <br /> of the permit should be submitted prior to any land disturbing activity. <br /> 2.0 STORMWATER MANAGEMENT PLAN: <br /> 2.1 The Stormwater Management Plan proposed will require individual lot owners to construct rain <br /> gardens on each lot as houses are constructed to meet City and MCWD requirements.
